Dean Myerow launched his career on Wall Street in 1993, joining one of the major financial institutions during a formative period in American capital markets. He spent his early years building deep expertise in structured finance, deal origination, and institutional relationships that would define his approach to real estate development decades later.
In 1998, Dean co-founded Bergen Capital, an investment firm that grew into a recognized force in its market. Bergen Capital was ultimately acquired by BB&T Corporation in 2005, validating the platform Dean and his partners had built and delivering significant returns to their investors. The acquisition demonstrated Dean's ability to not only build businesses from the ground up but to create real enterprise value.
Following the BB&T transaction, Dean turned his full attention to real estate, channeling his capital markets expertise into ground-up multifamily development and strategic land acquisition across high-growth Sunbelt markets. He co-founded Southern Waters Capital to pursue a disciplined, fundamentals-first approach: acquire well-located land, understand the local housing demand, and build institutional-quality assets that perform across market cycles.
Dean holds a degree in Finance from the University of Massachusetts and a Juris Doctor from the University of Miami School of Law. He was admitted to the Florida Bar in 1995 and brings a uniquely integrated legal and financial perspective to every deal Southern Waters Capital undertakes.

His legal training allows him to evaluate deals through both a return-on-capital and a risk-mitigation lens simultaneously, shortening timelines and reducing friction on transactions that might stall at other firms.
