We underwrite every acquisition and development project to per-unit cost thresholds that create meaningful downside protection. We walk from deals that do not clear our basis hurdle, regardless of how compelling the story sounds.

Location Quality

We operate exclusively in Sunbelt markets with verifiable population growth, employment concentration, and structural housing shortfalls. We do not venture into fringe submarkets or speculate on location transformation.
